Why rent from TLsquared?


If you've been looking for a home for an extended period of time, you know that finding the right property is only half the battle. Even the best home that you've always envisioned can be a difficult experience for everyone involved if the property management that you're dealing with isn't up to the task of addressing any and all concerns that you may have. At TLSquared, we've leveraged our decades of experience in the industry into creating the best possible situation for everyone involved.


If you suddenly find that you're having troubles with an appliance or some other aspect of the home after you've moved in, for example, don't hesitate to give us a call. We respond to all maintenance requests as soon as possible and will send a trained and professional staff member out to take care of whatever trouble you're going through.


We also offer a wide variety of different ways that you can pay your rent at your own convenience, including online payment capabilities.


Application Process

TLSquared and all subsidiary management companies serve property Owners and Tenants as Transaction Brokers, which means we treat all parties fairly and honestly. If you have questions about this, please reference our Brokerage Disclosure to Tenant.


We always prefer that you to schedule an interior viewing before submitting an application. There is a non-refundable fee and completed application due per applicant over age 18. All adults must be listed as a party on the lease. We do not permit more than one non-related adult per 500 square feet of finished space


We use income, credit rating, criminal history, and rental reference checks when screening applicants. We reserve the right to decline an application or to require additional deposit or a co-signer if negative conditions are identified. Please allow a minimum of 48 business hours to process your application. A completed application with supporting income/identification/special needs documentation will process the quickest. If an application is approved, we contact applicants to schedule a lease signing. We require a security deposit to be paid in full within 3 days and a lease to be fully executed within 10 days of approval to hold the property for potential tenants


PETS - Some approved pets will require additional security deposit specified by the property listing. We do not accept dogs and cats less than 1 year of age. We cannot accept the following breeds, sub breeds or mix of American Staffordshire Terrier, America Bull Dogs, Bull Terriers, Chows, Pit Bulls, Mastiffs, Perro de Presa Canarios, Dingos, Dobermans, Rottweilers, Akitas, Wolf Hybrids or any pet with a history of violence. We must approve all pets regardless of species. Some properties have a strict No-Pet-policy. If a tenant has an unauthorized pet at any time, there is a $500 fine per pet per incident for every month the pet is on the premises and tenant is subject to eviction. It is important to request permission when tenants are considering getting a pet after move-in.


SMOKING - all our properties have a No-Smoking-policy of any kind of product. Tar, nicotine, and smoke stains/damages/odors are not considered normal wear and tear. Smoke mitigation is extremely expensive and tenants are held accountable for all remediation.


Qualifications


01 Net Income

Monthly household net income must be at least 3 times the amount of rent and documented



02 Credit Score

A credit score of 600 or higher and no collections from previous residences

03 Credit Abuse

No evidence of credit abuse (repeated late/missed payments)

04 Evictions

No evictions in the past 12 months

05 Security Deposit

Proof of required funds for security deposit and first month of rent


06 Rental History

No adverse rental history with previous landlords

Information


Convictions of felony, drug abuse and registered sex offenders must provide details and date of the offense and will be handled on a case by case basis.


High Country Property Management will analyze and compare 4 factors of income, credit rating, criminal history, and rental history to other applicants to select the most suitable party for the property available for rent. High Country Property Management is committed to never discriminate based on race, color, national origin, religion, sex, age, familial status or handicap, marital status, creed, or sexual orientation. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:


1. Charging the prospective tenant a rental application fee; or
2. Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
